Kiwanis Homes has been providing affordable, safe, and sustainable housing communities for families since 1982. We currently own and manage approximately 1,100 apartment units, townhouses, and single-family homes in the Hamilton and Brantford areas, and we are growing. 

Position Objective
Responsible for maintaining cleanliness both inside and outside of 21 and 71 Sanford and 6 Acorn.

General Responsibilities:
  • Clean laundry, common lobby, and hallway areas daily
  • Maintain property grounds year-round, including performing daily walk inspections of complex to ensure standards are kept regarding litter, security lighting, playground equipment, and trees/tree branches.
  • Maintain tools and equipment in proper and safe working conditions.
  • Maintain supply inventory and communicate need to re-order, as necessary.
  • Perform all cleaning for vacant units/turnovers.
When requested by the Manager of Facilities and Maintenance:
  • Deliver correspondence to units.
  • Accompany Property Support and Quality Control staff during annual unit and fire inspections.
  • Conduct inspections for move-outs and when repairs, painting, and cleaning is completed.
  • Back-up coverage for the current Superintendent
  • Performs other duties which are directly related to the responsibilities of the position and assigned by the Manager of Facilities and Maintenance.
Garbage Duties (Daily):
  • Check garbage chutes and tidy up garbage rooms in the morning and afternoon in both buildings.
  • Check all stairwells in both buildings in the morning and again in the afternoon while checking garbage rooms. Pick up garbage along the way.
  • Monitor garbage containers in front of both buildings and the underground and change them as needed.
  • General clean-up of the parking lot and around both buildings as needed.
  • Place all garbage bins for pick-up on designated days at designated locations and clean garbage rooms.
Seasonal Duties – Winter
  • Monitor the performance of snow removal contractors for roadways and report concerns to Manager of Facilities and Maintenance.
  • Clear snow using a snow blower and/or shovel from all sidewalks, walkways, entrances, and stairs on the property, including areas around fire hydrants. Apply salt, sand, or other ice-melting substances to these locations.
  • Monitor the ramps to the underground parking garages to ensure they are working and clear of the heavy volume of snow.
  • Record weather and ground conditions daily.
Seasonal Duties – Spring/Summer/Fall:
  • Monitor the performance of landscaping contractors for grass cutting, weed control, and report concerns to Manager of Facilities and Maintenance.

Incident Reporting:
Document the following incidents and promptly forward the reports to the Manager of Facilities Maintenance:
  • Domestic disputes.
  • Noise complaints (after having responded to them).
  • Vandalism.
  • All incidents that resulted in attendance by Police, EMS, or Fire Services.
  • All incidents of suspected or confirmed child abuse or neglect.
  • When necessary, contact by-law enforcement for unroadworthy or improperly parked vehicles and submit a report to the Manager of Facilities and Maintenance.
Emergencies – fire, gas leak, flood, accidents, criminal activity, storm damage
  • If the tenant has not done so and the emergency warrants, call 911.
  • Request incident number from attending emergency service.
  • Document all incident details.
  • Contact the office and/or Manager of Facilities and Maintenance immediately.
Education, Experience, and Qualifications Required:
  • Have proven experience in all facets of cleaning and minor maintenance.
Qualifications:
  • Possess excellent English communication (listening, speaking, and written) and interpersonal skills.
  • Able and willing to maintain a professional working relationship with other staff.
  • Experience working with diverse populations and in organizations with multiple sites is considered an asset.
  • Familiarity with social housing and/or non-for-profit organizations is a strong asset.
Working Conditions
  • The frequency of some or all duties may need to be adjusted from time to time.
  • Be bondable.
Regular work week is 20 hours a week, 5 hours a day, Monday-Thursday, from 8:00 a.m. – 1:00 p.m. (medical leave replacement; unknown time frame)

Will be required to meet with the Manager of Facilities and Maintenance and attend staff meetings, workshops, and training sessions from time to time.
